It may seem like a lot of work, and it is, but it is worth every minute and every penny spent.  You will be eliminating the buyer’s mental “repairs and updates list”, which leads to quicker, higher priced offers!  A move-in ready, professionally staged home has a HUGE advantage over other homes on the market.  We’ve got this!

WALK & TALK CONSULTATION

All Staging Services start with the Consultation.  During this thorough two-hour consultation, I will use a detailed Staging Report to write down recommendations that should be made in order to prepare your home for the quickest sale at the highest price.

For the DIYer this is all you will need to get "Staged to Sell" ready! 

WHAT TO EXPECT:

I'll start with a discovery call to get some basic information on your home, neighborhood, etc. This will allow us to make the most of our of in-home consultation.

The Consultation: Using a customized Staging Report & Checklist, I will take detailed notes as we follow an 8-step process in each room.   We will walk through the entire home, from curb to closets, and we'll discuss everything that is needed in order to make your home "stage ready". 

Suggestions will include:

  • What items should be packed, stored, or purged 

  • Decluttering, depersonalizing, and neutralizing the home 

  • Optimal furniture placement

  • Paint color recommendations that appeal to buyers

  • Cosmetic updates that will have the biggest ROI


You will also receive an essential "Open House Checklist" and "Closet Organization Checklist".

I will take "before" photos so that we can marvel at the transformation after the staging day is complete.

A shopping list of accessories will also be provided. For an additional cost, I offer accessory rental. I also offer a personal shopping service at a additional rate. Clients would pay me directly for the merchandise, and all receipts will be provided.

Payment in full is due at booking to secure the appointment 

PHOTO READY MINI-STAGE

This is a critical service that should ideally be completed right before the professional MLS photos are taken. This service fine tunes the "homework" that the homeowner has already completed from our Walk and Talk consultation.

WHAT TO EXPECT:

We will have fun working together for up to 3 hours getting the home "picture perfect".

Focus will be placed on the highest impact areas first:

  • Kitchen

  • Main living area

  • Main bathroom

  • Primary bedroom & closet

Emotional connection points will be staged in these key rooms.

If time permits, we'll tackle other key living areas so that your home is show ready!

*Final shopping recommendations will be made, if needed, and same day shopping services will be offered so that you are ready for the photo shoot or open house at the end of the day!  

*The home should be prepped and cleaned prior to the Staging Day

Payment in full is due at booking to secure an appointment

POWER STAGING

Feeling overwhelmed with preparing your home to sell?  We’ve got you covered! During this staging service, we'll roll up our sleeves and closely follow the recommendations from the Staging Report.  Together, we will start staging the main areas of your home. This service will take up to 4 hours in the home, and will include up to 2 hours of prep and planning time. You won't believe what can be done by using what you already own!

WHAT TO EXPECT: 

We will focus on the main areas and expand from there as time allows.

  • Kitchen staging and organizational strategies

  • Main living area staging and emotional connection point set up

  • Main bathroom staging

  • Primary bedroom staging and closet organizational strategies

  • If time permits, we will tackle other key living areas so your home is show ready

* Additional staging accessories can be provided for an additional fee, as mentioned above. 

* We will take before and after photos of the transformations as we go so you can see the huge impact!

* Shopping services will be offered at an additional cost

*Home must be prepped and cleaned prior to stager arriving

*Up to four hours, additional time is charged at an hourly rate

A 50% deposit is due when booking to secure an appointment.  Remaining 50% is due at the start of staging day.

A minimum of 72 hours notice is required. If you need to cancel in order to receive a deposit refund. No refunds will be issued for less than 72 hours notice.
